We provide professional exterior cleaning services for residential communities, HOAs, condominiums, and multi-family properties. We understand that community-wide cleaning takes coordination between residents, property management, and our field crews. The information below is designed to help residents know what to expect before, during, and after service.
Please note that community-specific information takes priority over the general information provided on this page. If your community has a dedicated resident website or project page, please refer to that page for specific service dates, areas included in the cleaning, preparation requirements, maps, access instructions, and any other property-specific information.
FAQ
-
No. You do not need to be home during your scheduled service day.
Our crews will be working throughout the community during normal daytime hours. Please make sure all required preparation is completed before 8:00 a.m. on your scheduled service day so our technicians can safely and efficiently complete the work.
Your building's scheduled service day is identified on the color-coded map above. Weather or unforeseen site conditions may require adjustments to the schedule.
-
Even when an item is outside the direct cleaning area, water and cleaning solution can travel beyond the surface being washed.
Please remove or relocate items such as:
Potted plants and planters
Outdoor furniture
Cushions and pillows
Decorations and seasonal items
Children's toys
Outdoor rugs
Electronics
Other personal belongings near the building
Clearing these items gives our technicians room to work and helps protect your belongings from accidental contact with water or cleaning solution.
-
Before 8:00 a.m. on your scheduled service day, please:
Close and securely latch all windows and exterior doors.
Remove personal belongings from areas near the building exterior.
Move potted plants away from the areas being cleaned.
Secure outdoor furniture and decorations.
Remove or protect items that could be affected by water or cleaning solution.
Make sure our technicians can safely access the exterior areas included in the cleaning.
If there is something around your home that you are unable to move or have concerns about, please contact property management or C.O.P.S. before your scheduled service day.
-
We take reasonable precautions around landscaping and plants during the cleaning process.
However, plants can vary significantly in their sensitivity to cleaning solutions, water, weather, and environmental conditions. Potted plants should be relocated away from the building before our crew arrives.
For established landscaping that cannot reasonably be moved, our technicians will take care to limit unnecessary exposure and may use fresh water to help protect vegetation during the cleaning process.
Residents are responsible for communicating any particularly sensitive plants or landscaping concerns before service begins.
-
Please protect exterior electronics before the crew arrives.
Where appropriate, residents may temporarily cover compatible devices with a waterproof protective covering and secure the covering without interfering with the device or its operation (for example, placing a ziploc bag over the item and using painters’ tape to secure it).
If you have an exterior electronic device that requires special attention, please notify C.O.P.S. before your scheduled service day and provide your address and any relevant details. Our team can then make note of the location before work begins.
Do not cover or obstruct equipment that requires ventilation or that should not be covered according to the manufacturer's instructions.
-
Please let us know before your scheduled service day if you have a known condition that could allow water or cleaning solution to enter your home.
Examples include:
Broken or cracked windows
Damaged window or door seals
Doors that do not close properly
Missing or damaged screens
Damaged siding
Known leaks
Loose exterior materials
Other openings or conditions that may allow water intrusion
If you believe your home should not be cleaned because of an existing condition, contact C.O.P.S. or property management as soon as possible so the issue can be reviewed before service begins.
Service Limitations & Disclaimers
-
Cleaning can reveal deterioration that was previously hidden beneath dirt, algae, mildew, or other buildup. This may include:
Peeling, cracked, or faded paint
Oxidized siding
Loose or deteriorated materials
Rotten or damaged wood
Cracked masonry
Failed caulking or seals
Deteriorated surfaces
Other existing defects
C.O.P.S. is not responsible for pre-existing deterioration or defects that become visible as a result of removing surface buildup.
-
Residents are responsible for removing or appropriately protecting personal belongings located near areas being cleaned.
C.O.P.S. is not responsible for damage to personal property that was not properly removed or protected before service.
-
Cleaning solutions and rinse water may come into contact with nearby surfaces during service. Cleaning solutions used during exterior washing can discolor clothing or other materials if they come into direct contact with them before the area has been thoroughly rinsed.
The products and concentrations used by C.O.P.S. may vary depending on the surface, project requirements, and site conditions.
Residents should remain clear of active work areas and avoid contact with freshly treated or wet surfaces until the area has been fully rinsed and is safe to access.
-
C.O.P.S. takes reasonable precautions to protect landscaping and vegetation during service. For plants that cannot be moved prior to cleaning, our technicians will make every effort to minimize contact with the cleaning solution. When appropriate, sensitive plants may be pre-rinsed with fresh water and rinsed again after cleaning to help minimize exposure.
Some plants may experience temporary wilting or other signs of stress following exterior cleaning. In most cases, plants should recover with proper care in the days following service.
Plant health can also be affected by factors outside of our control, including weather, temperature, plant species, existing health, environmental conditions, and improper care. C.O.P.S. is not responsible for plant damage or stress resulting from these conditions or from pre-existing plant health issues.
-
C.O.P.S. assumes that windows, doors, seals, vents, and other exterior openings are properly installed, maintained, and secured before service.
We are not responsible for water intrusion resulting from pre-existing damage, defective seals, improperly installed components, open windows or doors, or other conditions outside our control.
-
Exterior electrical systems, outlets, fixtures, wiring, and equipment should be properly installed, maintained, grounded, and protected before service.
Residents and property owners are responsible for correcting known electrical deficiencies before cleaning begins.
-
Standard exterior washing is not guaranteed to remove every type of stain.
Certain stains may require specialized treatment, including rust, mineral deposits, oxidation, graffiti, asphalt or tar, efflorescence, artillery fungus, and other non-organic or permanent discoloration.
-
Exterior cleaning may expose loose, fading, oxidized, or deteriorated paint and surface materials.
C.O.P.S. is not responsible for pre-existing paint failure, surface deterioration, loose materials, or defects that are revealed during cleaning.
